Read the relevant project record
The RERA Act sets out project-registration requirements and exemptions. Section 4 addresses the information submitted for registration, including sanctioned plans and project specifications. Check the relevant state or Union Territory authority's record for the exact project and phase; do not assume every property is subject to identical requirements.
Section 14 addresses adherence to sanctioned plans and specifications. A registration record is a starting point for questions, not a substitute for independent title, approval and contractual review. The India Code text consulted is marked as updated to 15 May 2026; later changes and local rules should be checked before a decision.

Read the layout as a place to live
On the plan, trace the route from the entrance to the rooms you use most. Check furniture placement, usable storage, door swings and the relationship between kitchen, utility and dining spaces. A furnished illustration may conceal awkward circulation.
During a visit, compare the actual outlook and daylight with the representation you were shown. Note noise, overlooking and service access. Ask which finishes and fittings are included in the specification, and which are only illustrative.
Create a questions register
- Does every document identify the same project, phase and unit?
- Which drawings are sanctioned, and which are marketing illustrations?
- What remains unverified by the buyer's independent legal and technical advisers?
- Which promised design features are included in the contractual specification?
Keep advice specific to the property
